Mirador del Mar – Palomares

1. Motor System & Access Architecture

The main vehicular access to the underground parking garage (Level -1) is automated by a ceiling-mounted Nice Spin electromechanical motor, running along an overhead guide rail.

When you press your key fob, an encrypted radio signal is transmitted to the central control receiver, located inside the locked communal plant room. The overhead motor unit handles the mechanical lifting and lowering of the gate, while all access permissions and authorisation codes are securely managed within the central receiver unit.

2. Emergency Manual Override Instructions

In the event of a power outage, electrical fault, or required system maintenance, follow these exact steps to safely operate the garage gate manually:

Step 1: Check the Frame Lock Bolt

Inspect the internal frame of the door panel (see Photo 1). Ensure the manual steel slide bolt is fully retracted (in the unlocked position). If the bolt is engaged into the side track, the gate frame will remain mechanically locked in place and cannot be moved.

Step 2: Disengage the Motor Drive

Locate the black release ball hanging from the overhead carriage track (see Photo 2). Pull the release ball firmly straight down until you hear a clear mechanical click. This uncouples the door carriage from the motor's drive belt.

CRITICAL WARNING

Pull the release cord straight downwards only. Never apply horizontal force or attempt to drag the gate using the cord. Sideways strain will shear and break the internal release lever mechanism.

Step 3: Lift or Lower the Gate

Firmly grasp the central metal handle located on the lower door panel (see Photo 1) to manually lift or lower the gate along its vertical side tracks.

Step 4: Re-engage Automatic Mode

When electrical power is restored, pull the release cord back towards the motor unit or press your key fob. The carriage will automatically re-latch onto the drive belt during its next movement cycle.

3. Key Fobs, Maintenance & Authorisation

Official Key Fob Models

The Mirador del Mar gate system is compatible with two official Nice radio transmitter models:

Battery Replacement Procedure

If your transmitter's LED indicator appears dim or fails to illuminate when a button is pressed, you will need to replace the internal coin cell battery:

  • Carefully pry open the plastic casing by inserting a coin or a small flathead precision screwdriver along the side seam.
  • Remove the depleted coin cell battery (use Type CR2032 for the ERA INTI, or Type CR2016 for the Flor-S).
  • Insert a fresh 3V coin battery ensuring the positive (+) terminal is facing upwards, then firmly snap the casing halves back together.

Troubleshooting Signal Issues

Red LED flashes, but the gate does not respond?

If the red LED illuminates when pressed but the gate remains stationary (even after installing a new battery), the transmitter has lost synchronisation or its unique digital serial number has been cleared from the main receiver's memory. The key fob must be re-authorised.

Ordering & Authorisation Procedure

Purchasing a Replacement Transmitter

Compatible replacement key fobs can be purchased easily from online retailers (such as Amazon):

  • Official Nice Transmitters: Search for 'Nice ERA INTI 2-Channel' or 'Nice Flor-S' (Approximately €18 – €25).
  • Generic Transmitters: Search for 433.92 MHz rolling-code remotes that are explicitly specified as 'Nice Flor-S compatible' (Approximately €8 – €12).

Registering a New Key Fob

A newly purchased key fob will not operate the gate straight out of the box due to the complex's rolling-code security encryption. Every new transmitter must be digitally registered into the central receiver's memory.

System Access: You must contact Francisca to request access authorisation and to coordinate the registration of your new transmitter's code.

Administrative Fees: Please consult building management regarding any applicable registration or administrative processing fees.

Authorisation Mechanics

During registration, the system extracts your transmitter's unique factory digital ID and writes it directly into the memory register of the Mirador del Mar gate receiver. Once saved, this enables instantaneous recognition and secure access.

4. Technical Overview (Nice & Rolling Code System)

A brief summary of the radio communication protocol and security specifications that power the garage gate system:

  • Operating Frequency: Operates on the standardised 433.92 MHz radio frequency band.
  • Rolling Code Security: Each transmission sends a unique, encrypted, single-use code calculated via a rolling mathematical counter. This secures the building by preventing code interception and signal replay attacks.
  • Memory Registration: Due to these rolling-code security protocols, transmitters cannot be simply cloned 'over-the-air'. Each unit must be explicitly paired and saved into the central receiver's memory database.
